Time and Pricing – The Two Main Factors of Selling your Home

Once you decide to sell your home there are two main things to consider.

1. How much money will you accept for your home
2. How much time do you need to sell your home

No matter how nice your home is the price is going to be one of the biggest factors that will decide if your home gets sold immediately or if it sits on the market for an undetermined amount of time. The best thing you can do is to sell your home based on the actual market value. If you have decided to sell your home with the aid of a real estate professional they will be able to help you determine a fair price for your home. By pricing your home for a fair value you are ensuring that buyers will take you seriously and give your home more consideration then if you were trying to get an inflated price and make money off whatever buyer were to come through the door.

The best thing you can do for yourself is to consider any offers that come your way thanks to potential buyers. They may not be the exact price but you can always make a counteroffer. You should never be offended by anything that is offered to you. You may think it was a waste of your time to even look at a low offer but you can counter and who knows what will happen. If the buyer sees you are serious about a higher price and they want your home, it could work out for the best. If the potential buyer has a real estate agent representing them then you will be in contact with them because legally they should be the one offering you the bid on behalf of his clients. Once you are given the offer it is your choice to accept, deny, or counter.

When a buyer makes an offer they may also include contingencies with their bid. An example of a contingency would be if a buyer bid on your home and said they would buy your home as soon as their home sold. They may also offer to buy your home once you fix something that needs work in your home. Often, when a buyer places in contingencies they also offer a deposit to show they are serious about buying your home.

Just like the buyer, you also have the opportunity to place contingencies in the contract. For example, you could place in a contingency that stated if the potential buyer could not sell their home in a certain amount of time that you could continue to market your home for sale.

Another option is placing in something known as a “kick out” clause. This clause will allow you to accept another offer during your contingency period as long as you tell the original potential buyer of the new offer and give them a chance to meet or beat the offer.

If you are lucky you may end up with multiple offers. If this is the case then you will have to decide which offer suits your needs best. If the highest offer decides to add numerous contingencies you may wish to go with a buyer that has offered a lower price, but no contingencies.

When it is time to deal with buyers there are some things you can do to make things go easier on yourself. You want to handle each potential buyer in the most professional, positive way possible. If you have a real estate professional working for you the best thing you can do is allow him to handle the majority of correspondence with the buyers. He will come to you and fill you in on any offers and you can discuss it together and decide what is best for you. Do not try to go around your real estate agent and just handle things yourself. This will just make things harder on everyone.

You can do the following things when selling your home to make for a quick and comfortable situation:

o Let your agent do the negotiating.
o Consider every offer that comes in
o Make the best counter offer that you can
o Remember this is business and you cannot get emotional over this
o Be open-minded and offer as much as you can to get your home sold
o Don't judge buyers by the initial appearance
