Selling your Home in a Buyer's Market

Depending on the time of year and the area you live in you will notice that the market will slow down and not as many people will be buying homes. This trend is known as a buyer’s market. It means that there are more homes for sale then there are people to buy them. To most this means that they need to be competitive in their pricing and may end up getting less for their home then if the market were in a better standing.

For buyers this market is excellent because sellers will be vying for their sale. Sellers will need to be more intelligent about their home sale. If nothing else you need to be sure that your home is priced at a fair rate to do business, otherwise it will sit on the market and rot.

The homes on a buyers market may take longer to sell. In this case especially buyers are willing to browse longer than usual because they can take this time without worrying about losing many of the homes they like. In some areas it will take over 90 days for a home to sell, in others it could be 180. The main reasons here will revolve around the home itself and the pricing of the home.

If you price is set at or slightly below market costs then you will be receptive to more buyers because it is obvious that you are willing to work with them. Consider charging at cost but offering incentives for once the home closes.

Some possible incentives could include a carpet allowance for new carpet of the future owner’s choice. This is nice because if something is wrong with the house and you are offering money to fix it, they can overlook the problem knowing if they buy the home it will be handled. Many buyers will appreciate this offer especially those buyers that are frequently involved in real estate and know what fair value is for a home.

Another excellent way to reel in buyers is with the promise to pay some or all of the closing costs. There are many costs incurred in closing a home deal. Some of these include appraisals, credit reports, title insurance, and so on. Offering to pay some of these fees makes you more competitive and opens you up to future buyers.

If you haven’t gotten a home inspection you should. In a buyers market you need to be able to offer as much help and information to your potential buyers as possible. If you aren’t doing things to help them, rest assured someone else is and there home will sell. A home inspection will tell you everything that is working perfectly and mention things that need fixing. This gives home buyers an honest and non-biased look at the facts to your home.

Finally, one of the most important things to remember is that you need to be flexible. If you are getting offers and are not willing to bend at least a little you aren’t going to sell. Buyers markets can be tough but you will be able to sell your home with a little common knowledge and business sense.

If the market seems harder to sell in you should consider speaking with a real estate agent about your needs. It would be a wise decision. They may be able to help sell your home for you or at least offer suggestions that will allow you to do it on your own.
