The following article is a guide for people that wish to sell their own home. There are many people that successfully manage to pull off a “for sale by owner” and if that is how you wish to sell your home, I wish you the best in your endeavors. I have placed these articles here to help as much as I can. If you read this and come across any questions, feel free to let me know and I will do my best to be at your service with no charge to you!
Today, depending on your real estate professional commission costs will range from 4-12% across the board. While having a real estate agent can save you much grief and aggravation in the selling process, due to the commission and various other factors people are now deciding to sell on their own.
According to recent studies nearly 25% of all homes that are sold are sold by the owner alone. That is a huge amount compared to recent years and with owners having the right resources, there is no reason why this trend will not continue.
Whether you choose to use a Realtor or sell your home alone, it is important that you have all the necessary facts to sell the home the proper way. It will be possible for you to save money by selling your home yourself but it could also be a major drain on your resources if you do not know what to expect.
With this in mind, I have come up with some things you should ask yourself and consider before making the ultimate decision to sell your home yourself.
Number One- Do you have the time you need to sell your own home?
I am not just talking about the time it will take to sell; I’m talking about the time to ensure that it sells at all. In order to properly sell your home the first thing you need is accessibility. If you do not want your house sitting on the market for months or more on end, you need to be able to show it whenever possible and this is a problem for many people. In order to make sure you sell your home, you will need a minimum of a few hours daily to devote to your home being sold.
Number Two- Can you emotionally detach yourself from your home and handle the actual business portion of the sale?
It is very easy for most people to see the emotional side of their homes worth. This was the place that your children may have grown up. Perhaps your pets grew up here, and you lived through a series of memories that are too precious to ever forget. Unfortunately none of this matters when you are pricing your home. What does matter is the homes actual value. How much your home is worth in the current market and your knowledge of the market is what will get your home sold, not any emotional attachment that you may have.
Number Three- What are your feelings of people looking for a bargain due to you selling your own home and will you be able to provide multiple financing options?
Unfortunately when you sell your own home you will end up dealing with numerous bargain hunters that assume your lack of Realtor will give them a freeway to a bargain buy. It is important to remember that in the long run it may be cheaper for you to pay a Realtor commission instead of taking an extremely low, bad deal.
If you are seriously planning to sell your own home, you need to be sure that you are able to offer more than one financing option. The more options you can give your potential buyer, the more you open yourself up to receiving the right buyer for your home.
Number Four- Have you learned all the required steps to successfully sell your home on your own?
Many for sale by owners end up failing due to paperwork being handled wrong or certain necessary items being forgotten. There are many things that have to be done and the best thing you can do is inform yourself to the proper procedures in order to make sure that everything is done the right way.
There are numerous people that will be needed to help you handle the proper procedures for your home. These people may include a title company, inspector, possibly an attorney, and other such companies or individuals.
Selling your own home can be a rewarding experience meant to save you plenty of money if you know what you’re getting into when you decide to take this on yourself. For others it is a wonderful idea to leave all the work in the hands of someone else, which will allow you to feel safe in your decisions and live without the stress of selling your home.
