Have you ever considered buying land instead of an already built home? Often people will drive by a piece of property and love the look. Perhaps this property is in a prime spot. It could be in the mountains or be over looking a lake. Once you see it you wish you had the ability to buy the land and build the house of your dream. For many the dream is a fleeting one, though it doesn’t have to be.
There are many advantages to buying land. If you are not in a rush and have a budget and time frame you could end up with a dream house that was built specifically for you. There are a few things you need to know and think about before just buying the first section of land you fall in love with. Knowing these things will help you to understand what kind of land you are buying and how it will fit in your budget.
Raw Land
You may have found announcements for land for sale being listed as raw land. Chances are you may have been curious what they meant about this. What is raw land? Basically raw land is land that has not been touched by the water and electric company, which means you will need to have water and electricity placed on the land. The land itself is zoned for building but nothing else.
Improved Land
The difference between raw land and improved land is that improved land has been cleared for water and electricity already. This may be the case because the land had been previously purchased before you bought it or because it was part of a zoned development where they would be building homes.
Once you have picked out the land you may want you need to consider some things before taking the plunge and buying it. Is it a residentially zoned area or a commercial area? Obviously you won’t want to live in a commercial section and sometimes looks can be deceiving so you will need to know this.
Next, is the land the proper size for the house you plan to build? If the land will only suit a two bedroom, two bathroom home and you have plans for a four bedroom house this could be a problem.
How much is it going to cost to add electricity, water, and sewage and will it be possible to get it where the land is located. How easy is it going to be? If you are lucky enough to have a real estate agent experienced in land development this process will be much easier as they will be able to be more helpful in this area.
Depending on the area you plan to build, whether it is a small community or a large city, you should go to the city hall and ask to find out the master plan. This plan is an excellent tool in deciding where to build a home because it tells you the future of the area. If there is going to be a set of strip malls, an outlet center, an expansion of any city buildings, you name it, if there is a plan for it, you will find it here. Knowing this information and the future of the area will help you decide if the area is right for you.
Once all this has been handled and the land has been purchased its building time! You want to make sure to get things rolling as soon as possible because owning a home affords you more of a tax benefit than owning land. You need to consider what type of house you want and factor that into your budget. It may be a good idea to do this before hand. On general terms, depending on your wants and needs, a home will cost you anywhere from $60,000 to over One million dollars.
The major benefit here is that you will have the home of your dreams, suited for you. Just make sure your plan is well thought out, the land is right for your needs, and you have the financial backing you need before you enter into anything.
