What Should You Do If Your Home Isn't Selling?

When you put your home up for sale it is only natural to hope for an immediate sale. Sometimes this happens and depending on the market it can be a very common thing that a house will enter and leave the market within a number of days, however sometimes it can take months.

This can be especially frustrating if you have already entered into another agreement and are now paying two house payments. If this is the case then you are probably wondering what you can do.

The first thing you need to figure out is if it is all due to bad timing. If you are selling in a buyer’s market then it can be much harder to sell your home. You don’t have too much to worry about if it is a seller’s market however. According to studies home sales vary largely by area but sometimes take two months or more to sell. So if your home hasn’t been up for a month and you’re already wondering why it’s not been sold, you can calm down because time has not become a factor yet.

However other factors may be working against you that are causing your home not to sell.

Pricing could be one of those issues. If you overprice your home people are less likely to even bother looking at it. However, if you place it at market value you will get the attention of both potential buyers and real estate professionals. Keep in mind you want to start with the right price from the beginning. Going back and changing the price once you have been on the market for awhile may not help you because your home may be labeled as a problem property in some people’s minds.

The best thing you can do for pricing is to rely on the facts. You should look at a market analysis that will compare your home to similar homes in the area and a current market trend to decide your pricing. This is the best way to come up with a fair and logical asking price. If after reading the market analysis you are unsure of where to price your home a real estate professional should be able to give you a range in pricing where your home should fit.

Another problem could be that people simply cannot find your home. If buyers do not know your home is available then you cannot expect it to sell. This is a major problem with many people that choose to sell their home themselves because they are unaware of all the possible places they can market their home. If this is the case for you there are numerous things that you can do.

I would suggest at least considering a real estate professional to handle the job of selling your home. If you are still unwilling to hire a professional and pay the commission there is another option. You could ask professionals to market your home for you. Let them know that you will pay a modest commission – whatever you are comfortable paying, if they bring you the buyer for your home. This generally will find you a buyer fairly quickly and take the hassle out of the marketing for you.

Otherwise, the best thing you can do is market your home. You need to put yourself out there and this means everywhere including: newspaper ads, classifieds, the internet, home magazines, the MLS, and anywhere else that allows you to mention your home for sale.

If these are not factors than perhaps it is time to consider the condition of your home. If the market is good and you are pricing your home fairly then it should sell. If it’s not you need to seriously look at your home through the eyes of the buyer and question your home and its ability and worthiness to sell.

A buyer is only going to pay what they feel your home is worth and that means you have to make your home the best looking home it can be. There are many things you can do to inexpensively spruce up your home so you shouldn’t be overly concerned with cost. You want your home to appear spotless, spacious, and comfortable. The easiest way to do this is to remove anything you don’t need, to cut down on furniture, and to rearrange what is left.

If you are outside look at your home from this angle as well because you want your home to have curb appeal. Make sure your lawn is freshly trimmed, your landscaping is beautiful, and if it is winter that your snow is shoveled.

Even if the home is accurately priced, and the buyer loves your home, if they cannot handle the terms and conditions of the sale, your home may end up sitting on the market. What sort of terms or conditions have you placed on the sale? Evaluate how this may be affecting a potential sale and consider lightening the terms if necessary.

Other things such as your actual neighbors and neighborhood will play a factor in getting your home sold, though it is not as large a factor as the others we have mentioned. The best thing you can do is postpone your sale and make sure your home, price, and conditions are all perfect to sell. Once you have everything set and your home is looking good, there is no reason your home won’t fly off the market.
