Home Improvements that equal Smart Investments

Many people contact me and ask what can be done to their home to ensure their home sells in a higher price range. There are other articles on this site about inexpensive ways to spruce up your home.

This specific article will explain to you what major home improvements are worth your time and how much money they will get you when it comes time to sell.

When you go to sell if you have done any of these things make sure they are the main focus of your marketing plan. You want people to know your kitchen is a brand new gourmet model kitchen with an island, that you have a new energy efficient fireplace, or that you have recently added an addition on to your house.

Many of these things will cost you a lot of money and will also take some time, as well. It would be in your best interest to only do these things if you plan to enjoy them. I do not advise remodeling your whole kitchen unless it needs it, just to get some additional money on your sale.

However, if you have recently done the following things and you are wondering what kind of return you will make when you sell your home, here is a list that will explain what kind of increase in profit is realistic. The percentage that is listed is the percentage of the investment that you should get back once you sell your home.

A Remodeled Kitchen
Remodeling your kitchen will generally have a 150% profit return when it comes time to sell. This could be something as simple as new cupboards, an island, tile, and new counters or it could be a full gourmet kitchen spread. It is important for you to remember to be simple in your spending. If you splurge on the most expensive materials then your return will not be as high and your profit will be left in the kitchen. Your goal would be to make it nice, long lasting, but as inexpensive to you as possible.

Revitalized Lawn and Garden
By having a beautiful lawn and vibrant flowers you will help sell your home. The proper landscaping will entice buyers and make them want to look at the inside of your house as well as the outside. Most of all, the right lawn will also get you 100% profit on what you spent just to make it look beautiful. Many of my clients will spend a few hundred dollars on their lawn and flowers and end up making a thousand from it and sometimes more.

Fireplace
If you have a new fireplace you will easily make what you spent plus the same amount back. This is especially true if your new fireplace is energy efficient. A gas powered model works especially well when trying to sell because this model of fireplace does wonderful where energy efficiency is concerned. Most families love the idea of coming home to a warm and cozy fireplace to share with family curling up with a book, music, and hot cocoa, so if you have one, you want to make sure you list this wonderful amenity.

Second Bathroom
What once was an added benefit to home buyers is now a necessity. It is almost mandatory that a home has a second bathroom. It makes things much easier for families and they have come to need and demand a home that has just that. If your home has a newer bathroom it will get you a 90% gain on what you paid, which isn’t bad considering it probably served you and your family well while you were enjoying the home.

Room Addition
You can add on many rooms to your home that will attract buyers. It all depends on what you have in your home to begin with. You could add on a family room, another bedroom, an office, or a Florida room, as these are generally the most popular and needed extra rooms of the house. The added benefit to this extra room will be an additional 80% return on the cost of the room.

Remodeled Bath
I know that bathrooms have been mentioned previously but there is a difference between remodeling your bathroom and adding one on. Many people want to have a master bath so remodeling your current bathroom can bring you in a 70% profit. If you only have one bathroom then it is almost necessary that you remodel your bathroom. You should add another sink to make it a double or add a double vanity to attract new buyers and make things easier for their mornings.

There are other things you can do and it is important to keep in mind that these are some of the most expensive things that you can do. It is best to do these things when you plan to enjoy them before selling.
