Five Reasons a Property will Sell

Chances are you have looked at several articles on selling your home, throughout the Internet. When you first decide to sell your home it can be an exciting task. You are bound to go through many emotions during this time and it will be only natural to want to know everything you can about the process you are about to go through.

If you are wondering, and I’m sure you figured it out by the title, there are five major reasons that a home will sell in today’s market. If you ignore all the possible chances for mistakes and the lure of all the image marketing on the internet it all comes down to five simple things.

The main purpose of this article is to teach you those five simple things in hopes that you can take this knowledge and use it to get your home sold as soon as you would like to.

Location
Some people will tell you this is the most important reason a home will sell. I don’t know that I would say it is the most important, but it is a necessary element to anyone buying a home. When you buy a home there are many reasons that location could become a factor. You may want to be close to your work or your family. If you have children you want to be in an area that has an excellent school system and a neighborhood with other children for yours to play with.

Maybe you prefer a certain subdivision, master planned community, neighborhood, or you just want to live on a quiet dead end street. Whateverthe buyer wants, there is a picture in their head of the perfect home and location does play a fair role in the house they will end up choosing.

Price
I have said this time and again, but if you do not have a fair and logical price you will not sell your home! Your price should be based on whatever the current market value for your home is. Buyers do not care what you need for your home nor do they care what you think you deserve. They will pay what they feel your home is worth to them and nothing more then that.

The price you decide on can be determined by a number of factors such as:

• Current Market Value
• Location
• Condition of the Home
• Area Schools
• Condition of the Neighborhood
• And more

If you are unsure of what to price your home for ask a real estate agent. After looking at your home and the current market standings he should be able to come up with a price range that suits your home perfectly. From there you can choose a price that you feel is fair within that range.

The condition of the home
This is one of the first things that will affect the speed and the price of the sale. The condition your home is in will ultimately decide what your home is sold for, if it is sold at all.

You need to sell your home in the best shape you can otherwise there will be problems. Most buyers will buy based on their first impression and they want a home they can move into and won’t have to do any work on. This means that if you are aware of any minor problems you need to have them fixed now so they are not taking money off your price for ignoring them later.

There are many things you can do to your home to gather the attention of others, in the end it is up to you how much time and effort you wish to spend devoted to getting your home sold.

Market Conditions
The market conditions determine how easy it is to sell any home and what those homes are going for. If there are numerous sellers and no buyers then it is a buyers market but if there are numerous buyers and no sellers it is a sellers market. If it is a buyers market you may have a harder time selling your home just because the amount of homes on the market and the lack of buyers. Normally the market is in between a buyer and seller market.

Yes you can help to determine how fast your home is sold. If you are unwilling to make your home look good or make minor repairs it may have a harder time selling. If you refuse to take any offers and are not helpful to the real estate agents showing your home you will get a problem reputation and your home will sit on the market.

You want the reputation of a motivated seller. A motivated seller has their eyes set on selling their home and they will do anything to make that happen as quickly as possible and that is exactly how you want people to see you!
